Guidelines for Prospective Tenants

  • Allow thirty (30) days prior to your move to preview prospective rentals — either single-family homes or apartments
  • It is a good idea to plan your preview trip during the week. Many property management companies are not open on weekends, or are working with a reduced staff.
  • Understand that animal members of your family may present an obstacle when you want to rent. Some places will not allow pets. Most apartment complexes have animal weight restrictions

Typical rental prices are:

  • $1,000 to $1,500 a month for a three bedroom, two bath home.
  • $600 to $1,000 a month for a two bedroom, three bath apartment.
  • Executive rentals range from $1,200 to $3,000 a month, depending on size and amenities.

Rental prices may vary according to time of year, availability and incentives offered. "RULE OF THUMB: GROSS MONTHLY INCOME SHOULD EQUAL THREE TIMES THE RENT."

If you are accepting a new employment position and have received an "offer letter," this will serve to verify employment and income, as well as speed acceptance of your rental application.

BRING YOUR CHECKBOOK — you will be required to pay for the screening application and make a deposit when your application is accepted. Usually you will not be required to pay any rent at the time of application, only when you actually take possession of your new home or apartment.
